Funding was arranged for a West Midlands client to buy 2 HMO's at £1.2 million at 3.5% over bank base.
Development Funding
Funding was arranged for a London based client to renovate property and convert into 4 flats for the Buy to Let market, total finance was £250k which was 50% of end value.
Development Funding
Brighton client, £800k for development of 5 houses, the offer was made within 1 week of the client meeting with the bank.
Student Accommodation (HMO's)
West Country client, £300k for purchase and renovation of a property to be used for an HMO. 70% loan to value was obtained as the client managed to get a contract with the local university.
Buy To Let Funding
Property investor needed fast turn around on buy to let, this was successfully organised within 14 days at 4.25%. We were able to supply property funding quickly as the valuation had already taken place and our funder was prepared to use it after it had been re-typed.
Development Funding
Cumbrian based small developer needed £200,000 to complete small development and to take out his existing funder who had withdrawn from the property market. This was arranged within three days of interview at 1.25% per month. Drawn down took place 14 days after the receipt of signed offer.
Commercial Funding
Worcestershire Children’s Nursery Owner needing £1m for further investment. This was arranged within two weeks of bank interview at 2.75% over bank base rate.
Development Funding
Small West Midlands developer needed funding of 250K to complete 1 house and buy a plot of land. After receiving our application the funder was on site within 4 days with a credit backed offer, draw down took place 8 days later. The development client was absolutely delighted with how quickly we were able to arrange this. The offer terms were better than he could have expected at 6.5% over bank base rate.
Pub Finance
London publican needed 500K to buy public house from national pub chain. Because he was a sitting tenant a substantial discount was agreed. We were able to finance 100% of this. From receiving the enquiry to draw down it was 5 weeks. Interest rate was 3% over bank base rate.
Care Home Finance
North Midlands care home operator needing 4.4M to refinance. From receiving valuation reports to offer it was 4 weeks.
Development Finance
London based developer needed 300K to take out bridging loan and 250K for development. Because the requirement was less than 50% of GDV we were able to give him all the money he needed at 7% per annum.
