Current Market Conditions

It is no secret that market conditions in commercial finance have deteriorated alarmingly in the last four to five months. Yet, if you were to believe everything you read in the press you would be excused for thinking that favourable market conditions would never return.

We believe the actual practicalities are somewhat different. There is still an interest in small development funding.  We have two or three excellent routes for funding the right project for an experienced developer. While flats in certain parts of the country are deemed to be totally unfundable there remains a limited appetite for lending in other parts of the country.

Although larger projects in excess of say £1 million are a little more challenging, we do have a high street lender and a merchant bank that will consider realistic applications.

Professional practices, such as doctors, lawyers and dentists are still being funded at 100% of cost.  Good care home businesses also are being aggressively sought by the market and LTV are up to 90%. And successful businesses in the hotel and pub industry that are looking to refinance or make acquisitions will also be received well by lenders.

We have non-standard lenders who will lend to the retail sector and to those who have been ‘crunched.’
