Mezzanine Funding

We have a niche product now for Mezzanine Funding for experienced and successful developers.  Maximum level of debt £1million  and minimum level if £150,000.  Rates are from 1% per month to a maximum of 1.5% dependent on the risk.  The lenders are extremely experienced in finance and development and they have a fund of about £8m – £10m which they are prepared to invest.  Fast turn around with a decision within 48 hours of us receiving all the necessary information.  If you feel this product can be of help to you and you are an experienced developer, please submit an enquiry form via our website or telephone us for a decision in principle.

Development and Construction Funding

Our consultants have many years’ experience in development funding with the added bonus of two ex-bankers who specialise in funding for the development and building industry. This allows us to underwrite the project prior to submitting it to one of our lenders, thereby giving the lender immediate access to the required information.

We now have a funder prepared to look at good projects on a more sympathetic basis than some of the more traditional lenders. 55-60% of GDV is available but for the larger projects they would consider taking a profit share. Turnaround is very fast as the lender has a huge line of credit. Furthermore they make the decision on to whom they wish to lend.

We try to save you money wherever possible and will use existing valuations where possible. The terms we would expect to arrange are as follows:

  • Banking facilities available for as long as is necessary to finalise the development and complete the sales process.
  • Up to 60% of total development costs available with interest rates from 6% over base rate.
  • Interest roll-up is available during construction.
  • Our lending principles do not necessarily take the first sale for loan reduction. They will allow you some flexibility during the sales process.
  • Agreement and letters of offer can be arranged within seven days of contact with this office.
  • Draw down of funds can be within three weeks.
  • Speculative projects are a speciality.

We have exclusive products that larger developers might find attractive.

We are also able to assist smaller developers by providing them with all the expertise they need to see their project through to completion.
