With the sudden decline in the housing market, a number of our clients holding large portfolios have been facing liquidity problems. We have been able to help by moving their assets to funders whose appetite for this type of funding has not been dented.
Current interest rates are extremely low and margins are typical 3.5% over bank base.
Once a satisfactory valuation has been completed, we are able to offer 70% loan to value. This is subject to serviceability. We use existing valuations as part of the process and do not necessarily rely on valuations conducted by larger companies.
We consider rental income to be an essential component in the underwriting of any financial arrangement, but equally we take client experience into consideration.
Large portfolios upwards of £7 million neither phase us or our funders.
